Market intelligence

The Sun Valley real estate market, in context.

A market statistic becomes useful when it answers your property question. We explain the comparison, distinguish the evidence from the assumptions and connect the findings to your purchase or sale.

Research, with a purpose

From information
to understanding.

A valley-wide average cannot explain every home. Our work considers the competitive set, property differences, and the context of a specific decision.

01

The relevant comparison

Which properties are meaningful alternatives, and what makes them different?

02

The current position

What does available inventory and recent activity suggest we should investigate?

03

The personal decision

How do the findings relate to your timing, objectives, and the tradeoffs you can accept?

Supported by REVx

Technology behind
the conversation.

REVx is a separate technology provider that supports our market and pricing analysis.

We use that support to examine comparable properties and pricing questions, then explain the implications personally. Ask us what information is available for your area and property type. This page explains our method; it is not a live market report.

Discuss your property’s position
Read a report with confidence

What a market number does, and does not, tell you.

Median sale price.

The middle price among the sales in a defined set. A change can reflect which homes sold, not only a change in the value of the same homes. Check the geography, period and property types.

Days on market.

A measure of marketing time under the source’s definition. Understand which listings are included and how relistings or status changes are treated before making comparisons.

Available inventory.

A count of listings in a defined market at a particular point. It is most useful when the set resembles the homes you are choosing between, rather than combining unrelated properties.

Need a current answer about your property?

Tell us the area, property type and decision you are considering. A useful analysis should identify its source, period, scope and limitations. We will discuss the evidence available for that question instead of applying a valley-wide number to your home.
