Pricing and selling

How We Evaluate Sun Valley Home Prices

A useful pricing recommendation explains the comparison, the property differences and the assumptions behind the number. An asking price, a town-wide median and a sale of a genuinely comparable home answer different questions.

Begin with the property and the decision.

A seller planning a launch and a buyer evaluating an offer need related but different conversations. Start with location, ownership type, condition, size and the relevant timing. Clarify the outcome being considered before choosing the evidence. A broad market statistic may provide background, but it cannot establish the position of a particular home.

Define the homes a buyer would actually compare.

A useful competitive set reflects the alternatives available to the likely buyer. Compare geography, property type, condition, scale and use. Explain why an apparently similar property was included or excluded. A downtown Ketchum condominium and a detached Hailey home are not interchangeable simply because their square footage is similar.

Separate asking prices from transaction evidence.

An active listing shows what a seller is asking. A closed transaction provides evidence of a completed deal, subject to the information available about that property and its terms. Pending activity may indicate interest while leaving the eventual result unresolved. Keep these categories distinct so the reasoning does not turn an aspiration into a comparable sale.

Show the assumptions behind the range.

Differences in condition, location, upkeep or ownership obligations deserve explanation. A small number of observations may limit confidence. Discuss how the proposed position would change if an assumption changed, and distinguish an estimate from an established fact. The goal is a recommendation you can question and understand.

  • Which property differences have the most influence?
  • How current and relevant is the evidence?
  • What information is missing or uncertain?

Connect the price to the plan.

For a seller, preparation, presentation, timing and the feedback after launch all belong in the strategy. For a buyer, the proposed terms and property investigation belong alongside price. We use the analysis to support that conversation, then revisit the assumptions when meaningful new information arrives.
